The House


The house has been in the hands of a British couple for almost 30 years and they have lovingly restored, modernised and generally breathed love and life into the house in equal measures. They have created a sanctuary within the most idyllic setting in the Combefa region of France.

This is a rare opportunity to part own a large beautiful house with stunning grounds and land, whilst only paying for a seventh of the maintenance and upkeep costs. The house is fully furnished to an exceptional standard with many antique pieces helping to retain the authenticity and history of the property.

The house is tastefully fitted out with furniture and equipment including specially chosen ornaments and decorations. There are some beautiful artwork and sculptures throughout the property.

Ground Floor Accomodation

If smaller parties are attending the house (up to four people), the downstairs accommodation provides everything needed without using all the upper floors and rooms. In Winter this can be a really cosy alternative to opening up the whole house. All the windows have wooden shutters.


Kitchen

The kitchen can be accessed from the side of the property via a stone archway. It has a beautiful wood ceiling and original exposed beams.

There are exposed stone walls along with the original stone sink (evier) which gives a lovely feeling of the history of the house.

There is an oak kitchen with fridge, dishwasher, built-in washing machine, double oven and grill and ample worktops and cupboards.

To the side of the kitchen, there is a large dining table which provides a great space for socialising whilst meals are being prepared and served.

At the far end of the kitchen, there is a great snug and seating area by a log burning stove. This is framed by a feature Toulouse stone and wood lintel fireplace.

From the kitchen, you access 2 bedrooms a cloakroom, bathroom and boiler room. This is through a series of exceptional exposed stone arches.

The spacious hall leads to a magnificent hand built oak staircase with window artwork and the original tying irons in the exposed beams, there is also a seating area with bookcase and sofas.

There are original doors which add to the grandeur of the hall and staircase.

The hall, staircase and lounge have all been decorated using a traditional style of painting which uses layers of wax and pigment, this helps to retain the traditional feel of the house.

Lounge

The large lounge has an original hand fired stone tiled floor and stunning original oak ceiling with a very grand floor to ceiling fireplace. It has the original wood lintel and stone pillars. The room benefits from a very efficient fire which in winter means it is a cosy room despite its size.

There is an impressive tapestry on display in the lounge along with ample leather settees, walnut bench, attractive drinks cabinet, writing desk and magnificent floor to ceiling built in burr walnut cabinet.

The doors are original wood with stone.

The front window offers views of the courtyard garden and the rear windows of the valley and the old chateau.

Summer Kitchen

This large kitchen also offers space for dining and has table and chairs in addition to a seating area with 2 Habitat sofas and coffee tables. This makes this space ideal for socialising while preparing food.

The kitchen also has stunning lighting both from the natural daylight and the range of well-placed light fittings.

The kitchen has floor to ceiling windows to one side and retains many of the original features. It has access to the courtyard and in turn the Grange and to the other side the front of the property making it ideal for being a central part of the activity of the house and gardens.

External

The outside of the property has stunning views over the valley, sunflower fields and the old Chateau of the Bishop of Albi. The exterior has beautifully manicured gardens and many beautiful pot plants and bushes which are looked after by an external automatic watering system.

There are many seating areas around the property including a large seating area by the main kitchen, a smaller seating area in the courtyard by the Summer Kitchen and individual seating in some lovely locations around the property.

The courtyard is accessed from the outside of the house via an angel gate, this area is very picturesque and has gardens and a water feature.

The Grange

The house also benefits from a further stunning outdoor seating area, the Grange, which is covered and makes it an ideal location for respite from the sun or shelter from inclement weather. The Grange has an unusual feature which is a large working bread oven. In days gone by this bread oven would have been used day and night to supply the Chateaux de Combefa, which was the Summer Palace of the Bishop of Albi.

Underneath the Grange there is ample seating for 16+ people, our record is 22!

There is also a wood store in this area. The covered seating area is open onto an uncovered seating area which is a further 1.83m x 5.08m.

Salt Pool

There is an outdoor salt pool 10 x 5 m with an electric pool cover accessed via a wrought iron angel gate with wooden decking and sunbathing area for loungers. When shade is required there is a covered seating area above the pool room. TA beautiful place to make a short morning walk to past the copious lavender bushes which are a delight to the senses and leave you feeling calm and ready for your morning coffee whilst drinking in the stunning views.

Garage

The garage provides space for storage and also has a table tennis table. It is equipped with lights, power and ladders. This has space for two cars.

The garage will also house a container for each co-owner to store their personal belongings between visits.
